Preparing Your Home

First Impressions Matter

Buyers begin forming an opinion of your home almost immediately—and today, that first impression often happens online before they ever arrive at the property.

The goal of preparing your home isn't to make it perfect. It's to present it in a way that allows buyers to appreciate its strongest features while minimizing distractions that could negatively influence their perception.

Some homes need very little preparation. Others may benefit from repairs, painting, landscaping, decluttering or selective updates. The key is determining which improvements are worth making before you spend the money.

Start with the Exterior

The exterior sets expectations for everything buyers will see inside. A clean, well-maintained entrance can create an immediate sense that the home has been cared for.

Consider:

  • Keep the lawn maintained and remove yard clutter.
  • Weed planting areas and apply fresh mulch where needed.
  • Trim shrubs and improve landscaping around the entrance.
  • Pressure wash dirty exterior surfaces, walks and driveways.
  • Clean exterior windows.
  • Make sure gutters and downspouts are secure and functioning.
  • Repair or touch up fences, trim and other painted surfaces.
  • Clean or repaint the front door if necessary.
  • Make sure exterior lighting is clean and working.
  • Consider a new welcome mat or a few simple plants near the entrance.

You don't necessarily need elaborate landscaping. Clean, maintained and inviting is the objective.

Make the Interior Feel Spacious and Well Maintained

Once buyers enter the home, you want them focused on the space, condition and possibilities rather than clutter or deferred maintenance.

Walk through each room and look at it from a buyer's perspective.

  • Remove excess furniture that makes rooms feel smaller.
  • Declutter countertops, shelves and other visible surfaces.
  • Organize closets, cabinets and storage areas.
  • Deep-clean floors and carpets.
  • Clean windows, light fixtures and ceiling fans.
  • Touch up or repaint damaged or heavily marked walls.
  • Repair leaking faucets and other minor plumbing issues.
  • Fix sticking doors, damaged screens and cracked caulking.
  • Repair broken tile or visibly damaged grout.
  • Replace obviously worn or damaged hardware where appropriate.
  • Remove highly personalized items when they distract from the room itself.

Storage is particularly important. Buyers often open closets and cabinets, so organized storage can make the home feel as though it has more usable space.

Should You Make Improvements Before Selling?

This is where strategy becomes especially important.

A worn countertop, dated bathroom or older flooring doesn't automatically mean it should be replaced before the home goes on the market.

Before making a significant investment, consider:

Will buyers expect this improvement at this price point?

Is it likely to improve the home's marketability or selling price?

Could the money be better spent somewhere else?

Sometimes a relatively inexpensive improvement can have a substantial visual impact. In other situations, spending thousands of dollars immediately before selling may provide little return.

Preparing for Showings

When buyers come through the door, the house should feel bright, comfortable and easy to explore.

Before a showing:

  • Turn on lights throughout the home.
  • Open blinds and curtains during daylight hours.
  • Keep counters and common areas uncluttered.
  • Make beds and straighten bedrooms.
  • Put away personal toiletries and bathroom items.
  • Remove trash and address noticeable odors.
  • Secure pets or remove them from the property when possible.
  • Keep the temperature comfortable.
  • Make sure the entrance is clean and welcoming.
  • Leave the home during the showing whenever practical.

Rather than adding artificial fragrances, it's generally better for the home to simply smell clean and fresh.

Present the Home Buyers Will See Online

Preparing the property also prepares it for photography and video.

Because many buyers first encounter a home through online listings, presentation needs to work both in person and on a screen. Clean rooms, good lighting, thoughtful furniture placement and uncluttered spaces help photography showcase the property rather than the things inside it.

That online first impression can determine whether a prospective buyer ever schedules a showing.

Prepare with a Purpose

Not every home needs the same preparation.

Before recommending changes, we'll consider the home's condition, price range, likely buyers, competing properties and current market. From there, we can help prioritize the improvements that deserve attention—and identify those that probably don't. 

The objective isn't to spend the most money preparing your home. It's to spend your time and money where they can make the greatest difference.
