Marketing Your Home

Great Marketing Starts with a Strategy

Marketing a home is about more than generating exposure.

The goal is to present your property in a way that captures attention, communicates its value and gives the right buyers a reason to take the next step.

At Patti Martinez & Associates, we develop our marketing around the individual property. We consider the home, its location, price range, competition and likely buyer—and then determine how to best position it in the marketplace.

Because every home has a story.

Our job is to help buyers see it.

It Starts with Positioning

Before we decide how to market a property, we first determine what we're marketing.

What makes this home different from its competition?

It might be an exceptional location, renovated kitchen, large backyard, finished basement, neighborhood amenities, schools, proximity to recreation or simply an excellent combination of price and condition.

Identifying those strengths gives the marketing a clear purpose rather than simply producing a list of features.

Your First Showing Is Usually Online

For many buyers, their first experience with your home won't happen at the front door.

It will happen on a screen.

Photography, video, property descriptions and online presentation can determine whether a buyer pauses to learn more—or continues to the next listing.

That's why we pay careful attention to how your home is presented digitally.

The objective is not simply to document the property. It's to create a compelling first impression that encourages qualified buyers to schedule a showing and experience the home for themselves.

Photography and Visual Storytelling

Strong photography should help buyers understand the home—not distort it.

We want buyers to see the property's best features, understand the relationship between spaces and begin imagining what it might be like to live there.

Where appropriate, additional visual marketing may include:

  • Professional-quality photography
  • Property video
  • Aerial or drone imagery
  • Floor plans
  • Community and neighborhood imagery
  • Feature graphics
  • Digital presentations
  • Social media content

The appropriate mix depends on the property and the audience we're trying to reach.

Sell the Lifestyle, Not Just the House

A buyer isn't purchasing square footage alone.

They're also choosing a location, neighborhood and lifestyle.

A nearby park, walkable downtown, neighborhood pool, highly convenient commute, local restaurants or recreational amenities may be an important part of why someone chooses one home over another.

When those factors add value to the property, they should be part of its story.

Our knowledge of Gwinnett County and the surrounding communities allows us to present not only the home, but also the advantages of living there.

Reaching Buyers

Once the property is positioned and the marketing materials are prepared, the next objective is distribution.

Your home should be easy for prospective buyers and real estate professionals to discover wherever they're actively searching for property.

Depending on the home and marketing strategy, exposure may include the multiple listing service, major real estate websites, digital marketing, social media, video and direct communication with prospective buyers and real estate professionals.

But exposure alone isn't the measure of successful marketing.

The right people need to notice the home—and have a reason to act.

Marketing Doesn't Stop When the Listing Goes Live

Once your home enters the market, we begin receiving valuable information.

Are buyers viewing the listing online?

Are they scheduling showings?

What feedback are we receiving?

How is the competition changing?

Are new homes entering the market?

Are competing properties reducing their prices or going under contract?

Market response provides information that can help us determine whether the strategy is working as intended or whether adjustments should be considered.

Presentation, Exposure and Strategy

Effective real estate marketing brings several things together:

Preparation makes the home ready to compete.

Positioning identifies what makes it compelling.

Presentation communicates those strengths.

Exposure puts the property in front of prospective buyers.

Market feedback tells us how buyers are responding.

Together, those elements create a marketing strategy designed around one objective:

Give your home the strongest opportunity to stand out, attract qualified buyers and achieve a successful sale.
