We recently had the opportunity to work with a wonderful young couple who were trying to purchase a home using their VA loan. When they first came to us, their experience with their previous realtor had been frustrating. They had been told they would need $5,000–$10,000 out of pocket to purchase a home, primarily to cover closing costs.
After reviewing their situation, we immediately adjusted the strategy. Instead of assuming they would need to bring thousands of dollars to closing, we structured the search and negotiation plan with the goal of having the seller cover most, if not all, of the closing costs.
Within a week or two, we found the right home, successfully negotiated the contract, and moved through closing shortly thereafter. In the end, the seller paid all of the closing costs.
